If you’re in the process of buying or selling, here are a few things worth checking before you instruct a conveyancer:
Who will actually handle your file?
Make sure you know the name and experience of the person dealing with your matter – not just the firm. A good conveyancer with proper support makes all the difference.
Communication isn’t a bonus – it’s essential
Ask how often you’ll be updated and how. You shouldn’t be chasing for progress. A well-run file has clear, proactive communication throughout.
Capacity matters
Some firms take on volume they simply can’t service. Delays often come down to workload, not the transaction itself. It’s reasonable to ask whether they have capacity now.
Check lender panel status early
If you’re buying with a mortgage, your solicitor needs to be approved by your lender. If not, you could end up paying for two firms – or worse, facing delays.
Understand what’s included in the fee
A low headline quote doesn’t always mean good value. Make sure you’re clear on what’s covered and when additional costs may arise.
Look for experience in your type of transaction
Not all conveyancing is the same. Leasehold, new build, auction, or investor purchases all come with their own nuances. Experience here saves time and stress.
